Full Stack Developer - Room & Annex Rental Web App MVP (Fixed Price USD 3000 in installments)

I am building a modern web application for renting rooms, annexes, and small properties in Sri Lanka. The goal is to create a convenient, trustworthy platform that connects tenants (students and office workers) with landlords. Core Objective: Make renting easier, safer, and more transparent than Facebook groups or ikman.lk by solving common landlord and tenant problems. Key Features (All Must Be Included in MVP): Tenant Features: • Search rooms/annexes by location (university or office) with radius selection on map • Advanced filters (hot water, AC, parking, washing machine, price, property type, etc.) • Create detailed tenant profile (name, job/university, NIC verification, references) • Save favorite listings and generate PDF export of favorites (option with or without photos + contact details) • Set reminders for follow-ups and rent due dates • Direct messaging and contact with landlords Landlord Features: • Easy and fast property listing creation with multiple photo uploads • Landlord dashboard showing number of views, favorites, inquiries for their listings • Area demand summary (how many people are searching in their area, average rental speed, number of active searchers) • Performance comparison (how their listing performs vs others in the area) General Features: • Separate roles for Tenant and Landlord • User registration, login, and profile management • Basic service provider directory (electricians, plumbers, mechanics, cleaners, locksmiths) • Simple tenant screening (profile completeness, references, verification badge) • Responsive web design (works perfectly on mobile phones) • Basic admin panel for oversight • Clean, modern, user-friendly interface Technical Requirements: • Full Stack Development (React/Next.js preferred for front-end, Node.js/Express or Laravel for back-end, MongoDB or MySQL) • Secure user data handling and privacy compliance • Map integration for location and radius search • PDF generation feature • Clean, documented code with full handover Project Scope: This is for the MVP (Minimum Viable Product). Future phases may include in-app rent payments and mobile app. Budget & Payment: Fixed price project with milestone payments. Total budget is USD 3000.
