Hello, We are looking for a full-stack developer or a small team to build the first working version of a PropTech platform. This is not just a Telegram bot. The project includes: - web platform; - Telegram bot / Telegram WebApp; - user roles and access control; - interactive property map; - Project Room for each property; - document upload and verification; - deal and renovation statuses; - data protection and staged data unlocking; - audit log; -basic admin panel. Before sending the technical test assignment, we would like to understand your experience, availability, hourly rate and preferred working format. 1. Availability and pricing Please answer: 1. What is your hourly rate? 2. How many hours per week can you dedicate to the project? 3. Can you work by stages / sprints? 4. Do you prefer hourly work or fixed-price milestones? 5. What is the minimum project budget you would consider? 2. Technical experience Please specify: 1. Which stack do you prefer: Django, FastAPI, React, Next.js, aiogram, or another stack? 2. Do you have experience with Telegram bots? 3. Do you have experience with Telegram WebApp? 4. Do you have experience with interactive maps such as Leaflet, Mapbox or Google Maps? 5. Do you have experience with user roles and restricted access to data? 6. Do you have experience with document upload, Project Room logic, audit logs and admin panels? 3. Design and interface For the first version, we need a working product with a clean basic interface. Full brand design, UI-kit, design system and commercial landing page are not included in the basic development scope and should be estimated separately. Please clarify: 1. Is basic frontend layout included in your hourly rate? 2. Can you create a clean basic UI without a separate designer? 3. Do you work with Figma? 4. Can you provide full UI/UX design for the platform? 5. If yes, what is your hourly rate for design? 6. What would be the estimated cost of the platform design? 7. What would be the separate cost of a landing page, if you can provide it? Please separate your estimate into: - backend; - frontend; - Telegram bot; - basic layout; - full UI/UX design; - landing page, if offered. 4. Selection process Our selection process is: 1. We share the project scope and discuss your experience. 2. You provide your hourly rate, availability and preferred stack. 3. We send a short free technical screening task for 2–3 hours. 4. Finalists receive a paid test task for 8–12 hours. 5. We choose the developer or team for the first working version. The free screening is only for initial technical evaluation. The paid test task is paid separately. If we continue working together, the result of the paid test may become the basis for the first development sprint. 5. First version scope The first version should include: 1. 6 user roles: investor, agent, architect, technical specialist, contractor, private seller. 2. Interactive property map. 3. Project Room for each property instead of separate dashboards. 4. Universal property submission form. 5. Investment value-growth “stack”. 6. Specialist document verification. 7. Minimal document room. 8. PDF links without PDF generator. 9. Basic financial model for each property. 10. Notary / AML checklist. 11. Two deal types: standard and delayed-payment. 12. Deal and renovation statuses. 13. External video camera links. 14. Data protection and staged data unlocking. 15. Minimal audit log. 16. Telegram bot with buttons, notifications and Project Room access. 6. Not included in the first version The first version does not include: - automatic invoices; - full specialist document archive; - separate tax-number module; - PDF generator; - Open Banking; - custom video streaming; - mobile app; - complex electronic signature; - full legal contract automation; - separate dashboards for each role; - full brand design, unless agreed separately. 7. Expected result We are not looking for a presentation or a simple bot prototype. We need the first working version of the system: map → property → Project Room → documents → statuses → data protection → Telegram notifications. На первом этапе нужен рабочий продукт с аккуратным базовым интерфейсом. Полноценный UI/UX, Figma, landing page, бренд-дизайн и дизайн-система обсуждаются и оцениваются отдельно. Формат отбора 1. Мы показываем общий объем работ. 2. Вы называете вашу ставку, доступность и стек. 3. Затем даем короткое бесплатное technical screening-задание на 2–3 часа. 4. Финалистам предлагаем оплачиваемое тестовое задание на 8–12 часов. 5. После этого выбираем исполнителя для первой рабочей версии. Бесплатный screening нужен только для первичной технической проверки.
