L. Brooke Homes (LBH) is a Princeton, NJ-based custom residential construction company building a proprietary operating system to manage the full lifecycle of luxury home projects — from lead intake through warranty. We have a detailed PRD and phased roadmap already written. We need an experienced developer who can own design and implementation across a 4-month engagement. This is not a spec-from-scratch project. The architecture decisions are made. We need someone to build it. What You're Building A multi-module web app that manages the full lifecycle of a custom home project. Your scope covers three phases: Project Hub — single source of truth per job (drawings, budgets, selections, permits, photos, subs, documents) AI Communication Center — Gmail integration, automated inbox triage, templated drafts for COIs, change orders, and payment reminders Budget vs. Actual Dashboard — per-project cost tracking with invoice automation, synced to QuickBooks Selection Management — client-facing approval tracker with role-permissions (builder markup hidden from client); we have an existing React prototype to extend Master Construction Schedule — Gantt dashboard across all active jobs with trade sequencing Trade Partner Management — COI tracker with automated expiration alerts Client Portal — schedule, selections, and budget visibility with role-gated views Weekly Client Updates — auto-generated progress reports
