ABOUT THE PROJECT
We're building DoneDeal — a two-sided marketplace for commercial retail real estate that connects tenant brands with landlords, covering everything from site selection to signed lease. Think AI-powered site scoring, LOI drafting, e-signature, and deal tracking in one place.
We're two founders with a clear product vision, a working MVP, a complete technical spec, and a prioritized build plan. We're looking for an experienced developer to help us take it to the next level.
Specifically, we're looking for someone who can leverage AI coding agents to execute efficiently. We want someone who can bring their own ideas to the table. The best ones will make it in.
This could be the start of a long-term working relationship for the right person.
WHAT IS ALREADY DONE
1 - Working MVP
2 - Complete technical spec — 14 sections: full Supabase data model, all user flows, 37 screens, API integrations, AI logic with exact prompt structures, and pricing/entitlement. Written to be consumed directly by an AI coding agent.
3 - Prioritized build plan — 20 discrete vertical-slice cuts with defined scope and acceptance tests

WHAT YOU WILL BE BUILDING
Data & Integrations
- Pass By API for foot traffic data — the core input to our AI scoring engine
- LoopNet/CoStar for property data
- DocuSign for e-signature on LOIs and leases
- Stripe subscriptions with usage-based credit billing and webhook handling
AI SCORING ENGINE
- Async job that ingests Pass By data for a tenant's existing locations, calculates weighted averages across six scoring categories, and generates a configurable Target Metrics Set
- Site (a site is a location) scoring logic that evaluates candidate properties and returns a score + signal (Bad / Neutral / Good)
- Claude API integration for AI-generated LOI drafts, site summaries, and match rationale
Two-Sided Marketplace
- Separate onboarding flows and dashboards for tenants and landlords
- Role-based permissions and entitlement logic across three subscription tiers
- Property listings, availability tracking, and merchandising plan uploads
- Match engine surfacing relevant properties to tenants and relevant tenants to landlords
Deal Flow
- LOI creation, negotiation, versioning, and audit trail
- DocuSign e-signature embedded in the deal workflow
- Deal status tracking from first contact through executed lease
Frontend: 37 screens across two user types — scored site map, onboarding wizards, deal dashboards, billing portal
WHAT WE ARE LOOKING FOR:
Must-haves:
- Production SaaS built with Next.js + Supabase
- Experience integrating external data APIs, especially location, property, or geospatial data
- Stripe subscriptions, usage billing, and webhooks
- Hands-on experience with AI coding agents (Claude Code, Cursor, or similar) — this is how we expect the work to be done
- Reads specs carefully, raises blockers early, communicates clearly async
NICE TO HAVE:
- Anthropic / Claude API experience
- DocuSign or e-signature API experience
- Two-sided marketplace experience
ENGAGEMENT MODEL
- Hourly with a mutually agreed weekly cap and timeline
- After reviewing our spec and build plan, we'll ask for a simple phased estimate before kicking off — rough hour ranges per phase is enough, nothing elaborate
