We need a skilled Full-Stack Developer / Automation Specialist to implement dynamic catalog filtering, custom Airtable CRM architecture, multi-channel webhooks, and zero-leak security protocols. ## 1. Frontend & Catalog (Next.js / Vercel) * **Multi-language support (i18n):** Implement language switcher (UA | DE | EN | RU | AR). * **Dynamic Catalog:** Fetch property listings from Airtable API utilizing Vercel ISR (Incremental Static Regeneration) for high speed and minimal API limits. * **Omnichannel Widget & Forms:** Integrate a contact widget (WhatsApp, Telegram, Viber, WebRTC browser calls) and lead forms with auto-detect country phone masks (+380, +49, +7, +20, etc.). * **Automated PDF Generator:** Set up dynamic PDF pitch deck creation for properties stored in Airtable, ready to be dispatched to clients via messenger or email. ## 2. Custom Airtable CRM (6 Core Metrics) Configure Airtable base schema linked directly with the site & automation layer: 1. **Client / Scout ID:** Contact info, Telegram/WhatsApp ID, Scout Referral tracking link. 2. **Funnel Stage:** Lead pipeline (New ➔ AI-Qualified ➔ Zoom Scheduled ➔ Legal Review ➔ Deposit Paid ➔ Deal Closed). 3. **Property & Budget Details:** Linked property unit and total deal amount ($). 4. **Assigned Scout:** Partner attribution for commission payouts. 5. **Legal Status:** Lawyer audit progress, contract scans & Tawkeel documents. 6. **Financial Status:** Developer commission received / Scout payouts. ## 3. Automations, AI & Telephony * **Make.com & OpenAI Integration:** Route incoming leads through Make.com to OpenAI API (for AI lead qualification) and log enriched data directly into Airtable CRM. * **Multi-channel Messengers:** Connect Telegram Bots (Scout / Team) and prepare webhook architecture for WhatsApp Business API & Viber. * **IP-Telephony & Voice AI:** Create Route Handler `/api/voice-webhook` to ingest call logs, audio recordings, and AI-generated call summaries from Zadarma / Twilio / Voice AI. ## 4. Infrastructure & Security (Zero Leak Policy) * **API Key Protection:** Store ALL sensitive tokens (Airtable, OpenAI, Webhooks) strictly in Vercel Environment Variables. Client-side API fetching to Airtable is strictly prohibited (Server Components / Route Handlers only). * **Security Rules:** Implement CORS policies, Rate Limiting, and XSS protection. * **Role-Based Access:** Set up granular permissions in Airtable (Admin vs. Editor without bulk export rights). * **Backups & Fallback:** Automate weekly Airtable JSON/CSV backups to Google Drive via Make.com.
