About the project
I'm launching a discount real estate brokerage. Sellers list with us at a below-market commission and still get full service. Our platform captures seller leads through paid advertising, routes them automatically to our agents, and tracks every property from the first ad click through to closing.
We launch in Quebec, expand to Ontario, and eventually into US markets. The platform must be built multi-jurisdiction and multi-language from day one — adding a new province or state should be a configuration change, not a rebuild.
I'm hiring one developer to build the entire system and stay on long-term as we grow.
Scope
Seller-facing: marketing site (French-first with English, architected for Spanish), savings calculator, intake and qualification flow, municipality landing pages, results page, agent profile pages, seller portal with document uploads and messaging.
Agent-facing: portal with lead assignment, accept/decline with timeout, stage advancement, capacity limits, notifications, plus a separate agent recruiting funnel.
Lead engine: a configurable workflow where I define, rename and reorder stages myself, with required fields and document requirements per stage. Automatic routing by jurisdiction, geography, capacity and round-robin, with full manual override. Nurture automation, referral tracking, and buy-side capture.
Admin: complete oversight, workflow editor, jurisdiction manager, agent management, and attribution reporting from ad click through to closed sale.
Mobile: native iOS and Android apps for agents and sellers, published to the App Store and Google Play.
Architecture requirements
Jurisdiction as a first-class entity — commission rates, workflow templates, terminology and legal disclosures all vary by jurisdiction and must be admin-configurable
Full internationalization from the start: French and English at launch, Spanish-ready. Every string externalized, nothing hard-coded
Quebec language law requires French-predominant public content, so French is the default experience, not a toggle
All code in my GitHub repository from commit one; all third-party accounts in my name
Stack: Next.js, TypeScript, Supabase or Postgres, Tailwind, React Native, Vercel. Open to your recommendation if you can justify it.

How I want to work
I want a developer who pushes back. If I ask for something that's a bad idea, tell me. If you see a better way, propose it. I'll be involved daily and I expect us to refine as we go — the milestones define what gets delivered, not exactly how.
This is the first build of something I intend to grow. The platform launches in Quebec, expands to Ontario, then other markets. After launch there is ongoing work: new jurisdictions, new features driven by what agents and sellers actually need, and continuous improvement of the lead engine.
I'm looking for one long-term technical partner who cares whether this business succeeds — not someone who ships tickets and moves on.
