Senior Full-Stack Dev — Next.js/Supabase Dashboard

I'm the founder of a construction-technology company (Florida LLC). I spent 28 years in commercial construction managing $4B of high-rise work, and I've already done the product work most founders skip: you receive a complete database schema, a written build specification, wireframes, dashboard logic documents, and realistic sample project data on day one. No discovery phase, no "figure out what I want." This is execution against documents. WHAT YOU'RE BUILDING A multi-project analytics dashboard for the commercial construction industry. Portfolio overview, per-project alert cards with supporting evidence trails, data tables with aging and status logic, document cross-referencing views, schedule and cost views, and an AI assistant for document Q&A with citations (AWS Bedrock — prompt orchestration and retrieval, not model training). All data loads from structured sample files. No third-party API integrations in this phase. STACK (fixed, not negotiable) Next.js (App Router), Supabase (Postgres + auth), Tailwind, deployed on Vercel, AI via AWS Bedrock. All work happens in my GitHub repository, on my Vercel/Supabase/AWS accounts, from the first commit. STRUCTURE This is an independent contractor engagement, not employment and not a partnership. Milestone-based fixed price against agreed scope; budget $8,000–10,000 for the full build. Paid trial task (~$400) before the main engagement. Weekly Friday demo on a live preview URL. Work-for-hire: all IP assigned to the company, papered by my attorney along with the NDA and contractor agreement before any specification document is shared or any work begins. Standard terms, nothing exotic. Beyond milestone payments, I offer a defined revenue share on the company's first ten clients — a set percentage of setup fees and first-year recurring revenue, capped, with a sunset date, quarterly statements, and an audit right. It is a contract term, not equity and not an ownership interest. Exact figures after NDA. Proposals without it are deleted unread. Then answer these three, briefly and specifically: Link two live production apps you built. For each, tell me what YOU personally wrote and what someone else wrote. A dashboard must show "items overdue by X days" across several document types, each with different date fields and different definitions of "closed." Name three concrete things you'd want to see in the schema before you'd estimate that work — and say why each one changes your estimate. You've built document Q&A over a few hundred PDFs and the answers are confidently wrong about a third of the time. Walk me through how you'd diagnose that. Then: what would you tell a client who asks you to guarantee the answers are correct? No generic cover letters. Include your rate and weekly availability.
